A statistical model of house prices is described. It is based on the idea of ``hedonic regression'', but uses expected deviation of the next period return for prediction of the common price component. A state space model is obtained as a result. The Kalman filtering is used for the prediction of the prices in this model. The prediction is available online at www.md-immo.com.
