    The following extension of the well-known Beurling-Deny formula is proved: Theorem. Any regular non-symmetric Dirichlet form on \(L^2(X,m)\) can be expressed as \[ {\mathcal E}(u,v)= {\mathcal E}^c(u,v)+ \int_X uvk(dx)+ \iint_{X\times X-d} \biggl[u(x) \bigl(v(x)-v(y)\bigr) +v(y)\bigl(u(y)-u(x)\bigr) \biggr] j(dx,dy) \] for all \(u,v\in D({\mathcal E})\cup C_0(X)\). Here \({\mathcal E}^c\) is a non-symmetric non-negative definite form with domain \(D({\mathcal E}^c) =D({\mathcal E})\cap C_0 (X)\), \(j\) is a positive Radon measure on the product space \(X\times X\) off the diagonal \(d\), and \(k\) is a positive Radon measure on \(X\). Such elements \({\mathcal E}^c,j\) and \(k\) are uniquely determined by \({\mathcal E}\). A regular non-symmetric Dirichlet form with \(j=0\) and \(k=0\) is called a non-symmetric diffusion form. For such forms several properties as Leibniz property, Schwarz inequality, chain rule and truncation rule are shown.
