    In the paper it is studied the phase diagram for Potts model on a Cayley tree with competing nearest-neighbor interactions \(J_1\), prolonged next-nearest-neighbor interactions \(J_p\) and onelevel next-nearest-neighbor interactions \(J_0\). It is known [\textit{J. Vannimenus}, Z. Phys. B 43, 141--148 (1981)] established that the phase diagram of an Ising model with \(J_0= 0\) contains a modulated phase, as found for similar models on periodic lattices, but the multicritical Lifshitz point is at zero temperature. Recently in [\textit{N. Ganikhodjaev, F. Mukhamedov} and \textit{C. H. Pah}, Phys. Lett. A. 373, 33--38 (2008)] a similar result for the three-state Potts model with \(J_0 = 0\) has been found. In the present paper the authors consider the same Potts model with \(J_0\neq 0\) and show that for some values of \(J_0\) the multicritical Lifshitz point is at non-zero temperature. Moreover, it is shown that as soon as the same-level interaction \(J_0\) is nonzero, the paramagnetic phase found at high temperatures for \(J_0 = 0\) disappears, while for the Ising model such property was not obtained before. To perform this study, an iterative scheme similar to that appearing in real space renormalization group frameworks is established.
