In an unpublished manuscript in the 90es Margulis generalized his famous superrigidity results for lattices in semisimple Lie groups to a fairly general class of topological groups. This is further generalized in this paper. Let \(G\) be a locally compact compactly generated group which is a nontrivial product and let \(\Gamma\) be a lattice. Assume that \(\Gamma\) acts by isometries on a topological complete metric space \(X\). The space \(X\) and the action are assumed to fulfill certain metric-topological conditions. In particular \(X\) is assumed to be ``Busemann non-positively curved''. Then the \(\Gamma\)-action extends in a unique way to a continuous action of \(G\) on \(X\).
