Let \(L^2_a(\mathbb C^2)\) denote the Fock space consisting of functions analytic in \(\mathbb C^2\) and square area integrable with respect to the Gaussian measure. Let \(\mathcal P\) denote the algebra of complex polynomials on \(\mathbb C^2\). A closed subspace \(M\subset L^2_a(\mathbb C^2)\) is said to be quasi-invariant if \(pf\in L^2_a(\mathbb C^2)\) implies \(pf\in M\) for any \(f\in M\) and \(p\in \mathcal P\). Two quasi-invariant subspaces \(M_1\) and \(M_2\) are said to be similar if there exists an invertible operator \(T:M_1\to M_2\) such that \(T(pf)=pT(f)\) whenever \(p\in \mathcal P\), \(f, pf\in M_1\) and \(T^{-1}(qg)=qT^{-1}(g)\) whenever \(q\in \mathcal P\), \(g,qg \in M_2\). A polynomial \(p(z,w)\) is said to have a leading term \(P(z,w)\) if \(P(z,w)\) is a homogeneous polynomial and \(p\) can be represented as a sum of homogeneous polynomials such that each of them divides \(P\). The aim of the paper is the study of quasi-invariant subspaces generated by such polynomials. Given a polynomial \(p\) having leading term \(P\), the authors prove that the subspace \([p]\) which is the closure of polynomial multiples of \(p\) is quasi-invariant. A quasi-invariant subspace \(M\) is similar to \([p]\) if and only if \(M=[q]\) where \(q\) is a polynomial having the same leading term \(P\). In addition, the authors give a function-theoretic description of polynomials having leading terms as ones non-vanishing on certain subspaces of \(\mathbb C^2\). In the special case where the leading term \(P\) is a monomial \(z^mw^n\), analogous results were obtained earlier by \textit{K.~Guo} and \textit{S.~Hou} [Stud.\ Math.\ 164, 231--241 (2004; Zbl 1059.46028)].
