    The scope of this paper is to provide a constructive approach for the existence of a homeomorphism \(f: [0, 1]^N \rightarrow [0, 1]^N\) such that \(f \in W^{1,p}([0, 1]^N,\mathbb{R}^N)\), \(f\) coincides with the identity on the boundary, all minors of \(Df\) of \(\alpha\)th order are zero almost everywhere, \(f^{-1}\in W^{1,q}([0, 1]^N, \mathbb{R}^N)\) and all minors of \(Df^{-1}\) of \(\beta\)th order are zero almost everywhere, where \(2\leq \alpha, \beta \leq N-1\), \(p \in [1, \min{ \frac {N}{N-\alpha+1}, N - \beta + 1})\) and \(q \in [1, \min{ \frac{N}{N-\beta+1}, N - \alpha + 1})\). The construction is presented in a careful and detailed manner and it involves tools like diamonds of type \(Q\) and matrices close to a diagonal matrix. The choice of the parameters and the properties of the involved functions are discussed, too. As a special case of the main result a homeomorphism \(f: [0, 1]^N \rightarrow [0, 1]^N\) such that \(f \in W^{1,p}([0, 1]^N,\mathbb{R}^N)\), \(f\) coincides with the identity on the boundary, all minors of \(Df\) of \(\alpha\)th order are zero almost everywhere, where \(2\leq \alpha \leq N-1\) and \(p \in [1, \frac {N}{N-\alpha+1})\) is obtained, too.
