Let \(K\) be a field and \(X=(X_{i,j})\) a \(m\times n \) matrix of variables. Let \(I_{r+1}\) be the determinantal ideal generated by all \(r+1\) minors of \(X\) and \(R_{r+1}\) be the quotient ring by \(I_{r+1}\). In the first part of this paper, the authors develop an approach to determinantal rings via initial algebras, then using toric deformations they get by easy proofs that \(R_{r+1}\) is normal and Cohen-Macaulay, has rational singularities in characteristic zero and is F-rational in characteristic \(p\). Moreover let \(P\) (respectively \(Q\)) be the ideal of \(R_{r+1}\) generated by the \(r\)-minors of the first \(r\) rows columns (respectively \(r\) columns). Both ideals are divisorial and Cl\((R_{r+1})\) is cyclic generated by \([ P] =-[ Q] \), and the authors prove that \(P^k\) (respectively \(Q^k\)) is a Cohen-Macaulay ideal if and only if \(k\leq m-r\). In addition they prove that \(P^{ m-r }\) and \(Q^{ m-r }\) are Ulrich ideals, that is the number of generators equals the multiplicity.
